3 Things to Check Before You Buy an Older Home

When buying a home, newer isn’t necessarily always better. But you should be prepared for repairs and updates. If you’re interested in purchasing an older home, the MTB team offers a checklist of HVAC precautions to take when it comes to the heating and cooling system.

Check these three things:

  1. Furnace — An MTB technician can inspect and evaluate the running order of your furnace. They can forewarn you about any potential repairs you could incur in the near future. You should also work with your realtor to see if they can take into account any furnace repairs that may be needed when negotiating the price point.
  2. HVAC — Air conditioning systems have come a long way, and depending on how old your home is, it may be time to upgrade. Older units can be less efficient and cost you more in energy bills compared to a newer system. Consult your MTB technician for information on SEER ratings, different models and if it’s in your best interest to keep/repair your older system.
  3. Ductwork — The way homes are built has evolved. An older home might not have any ductwork, which means you will need to install ductwork. Our team at MTB can recommend the best course of action for your specific needs.

Make sure these three things are in good working order before signing on the dotted line. You don’t want to be burdened with large replacement/repair costs later.
