Avoid Water Damage Problems With These AC Tips

The air conditioning unit that sets outside your home houses a cooling coil that removes water fom the air and then drains it using a condensate line. As long as the condensate line remains free of clogs or blockages everything functions properly. However, if there is a problem with the line proper drainage can not occur and excess water accumulates. This can mean water damage for you. Some water damage is easily detected because of staining, drips etc, but some water damage occurs in places that are not visible and are only detected once major damage has occured. Therefore the real key is prevention.Below are some tips for avoiding water damage issue.
1) Change you ac filter regularly. A dirty ac filter is the leading cause of all ac problems.
2) Get your ac inspected before summer. An ac technician will examine your drip pan for leaks, make sure that all of your lines are functioning properly, and clean your system. They will also inspect your ac evaporator coil.
3) Have your ac technician install a safety float switch in the condensate drip pan or trap. This switch will sense when water levels are too high and will turn the system off before you have an overflow and water damage.
4) Keep an eye out for a plug in the main line- Many systems have a backup drain that takes over if the main line is clogged to prevent complete system failure. It is still a good idea to be aware of signs that your main line is clogged. Watch for any water running out of the backup drain line or leaking out of the system. If you see this, turn your system off and call your HVAC contractor.
